Prospective Tenants

Before the tenancy starts a Gas Safety Certificate & Energy Performance Certificate will be obtained . Also a Smoke and Carbon Monoxide alarm/s is/are installed and tested .

Repairs

Our dedicated team are available during normal office hours to assist with emergency repairs.

Tenant Fees and Charges

Admin Fee

Single Occupancy: A non-refundable fee of £180.00 to secure a property with administration and referencing checks (inclusive of VAT)

Double Occupancy: A non-refundable fee of £240.00 to secure a property with administration and referencing checks (inclusive of VAT)

(Referencing that requires a guarantor is an additional £60.00 inc VAT)

Deposit

A deposit equivalent to approximately one and half month's rent is taken and lodged with the Govenrment accredited custodial Deposit Protection Service ( DPS).

Legislation requires that within 14 days of receiving a deposit, we lodge with the money with the DPS and advise the tenant of the contact details for both the scheme and the agent/landlord. Further information is available on the DPS website www.depositprotection.com.

At the end of the tenancy, the deposit may or may not be returned subject to the condition of the property at the end of the tenancy. This will be as a result of the final inspection/check out when you vacate.

Charges and Costs

There may be additional costs should the condition of the propertry on vacation require further works over and beyond any monies held by us.
